Condo Conversions and the Real Estate Market

I mentioned a while back about the Housing Crisis in my own backyard where I wrote about the apartments that I used to live at and how they being converted into condos.

Well while searching Zillow.com for real estate deals in Orlando I came across something that was scary (in a way) only for the simple fact that when I lived there I was given the opportunity to purchase my apartment as a condo conversion for the price of $245k and that was with a 5% discount. Ahhh well it’s a damn good thing I didn’t buy at the time because check this craziness out…! You can buy the same sized unit (1,200 sq ft ) I lived in for only $79K and here is one for $43k and its a foreclosure! Now that is insane and one hell of a deal! If I had the extra money to buy it as an investment I would because, I did like living there the place had everything; Gated Community w/ indoor basketball, boat ramp, hair & nail salon, restaurant, billiards & rec room, pool and more.Similar Posts:

While searching up on some of the best places to live across the United States I came across the Top 10 “Best Rural Places to Live” which is provided by: Progressive Farmer & WalletPop. The list really doesn’t seem too shocking because, when I think of any of the states on the list I instantly think of a place with a lot of woods and country back roads.

The funny thing about the housing market and the current economy is that if you were to look on eBay I’m sure you’d fine some homes in and around the above mentioned areas. When I came across the beautiful Sotheby’s oceanfront property listing for a house in Montauk, NY all I could think of was WOW… it’s an absolutely amazing home! Now if I only had $35,000,000 they are asking for…

It’s not my current house that i’m talking about it is my old apartment complex I used to live at in Metro West which was converted to condos (aka condo conversion). It seems that the news of the Orlando housing crisis has hit big news headlines like MSNBC. According to the MSNBC article there were alot of investors who purchased within the complex hoping to turn a profit. I could see why because when the housing market was booming the Metro West and Dr. Phillips area was the prime place to live. It provided a place with easy access to everywhere… 15 mins to Downtown Orlando, 5 mins to Universal Studios, and 10 mins to Disney World. However since the housing market has taken a dive so has the neighborhood… the crime has increased and so has the for sale signs.

When I was living in Metro West I actually lived in the place that is mentioned in the MSNBC article. The place was called the Hamptons at Metro West… However, it wasn’t always called that. When i first moved into the place it was called Park Avenue apartments. Then from my understanding when the company who owned it decided to go condo conversion the renamed it to The Hamptons.

Well I must say I am glad I didn’t purchase from there and I feel a bit sorry for the people who did. But, then again real estate is like a long time investment sometimes you get lucky other times you don’t.Similar Posts:

While living in Central Florida (Orlando) I’ve always wondered if there were any Contemporary Style Homes in and around the area. It wasn’t till recently I came across this site (CentralFloridaModern.com) that allowed me to see further then where I was looking. The site contains a great deal of information about the Modern Homes in and around Central Florida. Such as the year they were built, the architects who built them, and where they are located. Not only does the site contain residential modern homes it also contains contemporary commercial buildings, and religious buildings.
